The Home Contents Form

The completion and entry of the home contents form is optional and may be completed and added into your pack if requested. It discloses what fixtures, fittings, appliances, furnishings, outbuildings and vegetation are included in the sale of the property. These questions will often be asked for by potential purchasers and therefore their early disclosure may speed up the process. It may also help settle any potential disputes that may arise on the day of completion.

 

Home Service History

This may include such documents as guarantees and warranties for any major building works, NHBC insurance certificates, FENSA certificates (windows), NIC certificates (electrical), CORGI certificates (gas), council correspondence,  ect...... You buy a car for £1,000 and you often get the full service history, you buy a house for £100,00+ and you get nothing. By including such documents there is a clear marketing benefit and also a benefit in terms of the speed at which the conveyance can be carried out. It costs us nothing to include these documents and it costs you nothing to supply them so why not make your Home Information Pack a higher quality HIP. The likelihood is that your buyers will either want to buy your home or not. It's the right size, in the right area, for the right price. However, just like a service history for a car, a service history for a home that details the care of the previous owners gives the purchaser a re-assurance that they may not get from another property on your street.

 

Other Searches

There are a substantial number of non standard optional searches that may be added into your HIP. Their inclusion is largely dependant on the location of your property. For example, properties that are located near coal mines may obtain a mining search, those that have a history of flooding may obtain a flood search, if they are in an area of undergoing construction or development they may obtain a planning review, and so on. These optional documents can be quite expensive and this is why most vendors would rather there purchasers solicitor order and pay for them. These searches can also go out of date which is another reason to let the purchasers solicitor buy them when they are required.
