The EU Energy Performance of Buildings Directive requires Energy Performance Certificates (EPC's) for all buildings, including commercial and rental properties.

Rental properties

From the 1st October 2008 landlords have been required to be able to provide an EPC to any potential tenant before an agreement is signed. Existing tenancy agreements before this date do not require the landlord to produce an EPC retrospectively. Once the property has an EPC it is valid for 10 years and there is no need to update it for new tenants. If the landlord wishes to sell the property a new certificate would not be required. The certificate for letting your property is just the same as the certificate required for sale.

The EPC includes a banded colour coded rating chart and a cost / benefit analysis of the recommendations stated. The extension of EPC's to the rental market is particularly important as the energy efficiency of these properties is often overlooked by both landlords and tenants. It is hoped that the provision of this information will enable landlords to use their improved energy efficiency as a method of attracting new tenants.
