If you are a builder you will most likely be working to the Building Regulations that were revised in 2002 and amended in 2006. As part of this you will have to provide an energy certificate to building control for any new homes you are building. Building Control will not give you a final completion certificate until they have received this energy certificate.

The energy rating of a proposed building is often calculated at the design stage before the first brick is laid. This ensures that the building meets the minimum Target Emission Rate. Once the build is complete an accredited 'On Construction' energy assessors can produce the energy certificate required.

The energy certificate has a colour coded rating system and a recommendation report which includes advice and suggestions on improvements you could make to save energy and money. New builds have to be energy efficient by design to pass the target emission rate, and so most of the recommendations will be more advanced and include renewable energy.

If you wish to sell your new build then you will need to include this energy certificate in the Home Information Pack. If you are building a large number of dwellings on the same plot you should be aware that many of the searches in a HIP can be duplicated. This saves us a lot of cost and we will pass this saving on to you.
